Renting a villa in Pollença for 2027: an honest owners' guide

If you want a specific villa in Pollença for summer 2027, book it between November and February: that is when British and German guests book, and the houses people ask for by name are gone months before the warm weather starts. We own one, and we have watched the same calendar repeat itself for years. This is the guide we wish had existed when we started — including the parts it does us no good to tell.

When to book, month by month

The exception is mid-season: May, June, September and October hold availability much later — and, as we show with data in when to visit Pollença, they are the months those of us who live here like best.

And if the trip is for this very season, you do not need to ask to find out what is left: the house's free weeks are published, with the nightly rate.

The tourist licence: the first thing to check

Every villa legally rented in Mallorca has a licence number (ETV) and shows it in its listing. If you cannot see it, ask for it before paying anything; if they will not give it to you, keep looking. An unlicensed house is not a theoretical risk: it means no contract that holds, no complaint procedure, and nobody to turn to if something goes wrong. The register is kept by the Consell de Mallorca.

The questions that prevent bad surprises

The photos answer none of this; the owner, in one email, does:

  • Is the pool fenced? Most private pools are not — ours is not either, and we say so before you book. With very small children, this question comes first.
  • How many bathrooms for how many guests? Ten people with two bathrooms is a queue every morning. A sensible ratio is one bathroom per two or three guests.
  • The distances, in real minutes? "Close to the beach" can mean anything. Ask for minutes by car and on foot, and check the map for what is around the house.
  • Is there parking within the grounds? In Mallorca's towns, in summer, parking is a real problem. If you are coming in two or three cars, this decides more than the décor does.
  • What does the price include? Final cleaning, bed linen and towels, and whether there is a deposit and how it comes back. All in writing before you pay.

Direct, or through a portal?

The same house is usually in several shop windows at once; what changes is the final price and who you talk to. The portals add commissions and service fees at the end of the process: always compare the all-in total, not the first figure. And booking direct means talking to the person who knows the house — which is the only way the questions above get real answers instead of template ones.

Whichever channel you use, two things always: a written contract and a receipt for every payment. In our house, for instance, a direct booking comes with an electronically signed contract and payment by bank transfer with its receipt — we would not book without that either.

Our house, in two lines

Villa Pontarró is a whole house sleeping ten in five bedrooms, with four bathrooms, a private pool (unfenced), a garden and parking for four cars, in the town of Pollença. It opens from March to early November. For something more general about the area, start with the Pollensa holiday guide.

Quick questions

How far ahead should you book July or August? Six to nine months. The specific houses go between November and February.

What is the ETV number? The Balearic tourist rental licence. Every legal villa advertises it; always ask for it before paying.

Is it cheaper to book direct? It depends on the portal and its fees: compare the final total on each channel. What is certain is that direct, you talk to the person who knows the house.

When is the weather good and the prices better? May and October: mid-season rates with 22-27 °C days.
